Escrow agents examine the title to property, assist to cure defects that can be remedied, and insure against undiscovered defects.  Examples of title defects are liens or judgments affecting title, improperly executed documents, defective recording of documents, or third party claims to title.  The escrow agent also facilitates the real estate transaction as a neutral party by receiving and distributing funds, ordering loan checks and payoffs, surveys and inspections, preparing instruments, recording legal documents and transmitting to the relevant parties, reporting federal income tax to the IRS and storing documents related to the transaction.  Because title agents handle highly sensitive information, security measures should be at the forefront of every consumer’s mind.
